When to arrange it and how access works
Ask the developer about its pre-completion inspection process well before the anticipated completion date. The developer normally controls the appointment, site contact and safety arrangements, and the home must be sufficiently complete and safe to enter.
Provide the plot address, specification, choices or extras and any known variations where available. CheckSure will confirm whether the proposed access and timing are suitable before the booking is finalised.
What CheckSure typically inspects

External areas and fresh turf
Fresh turf, incomplete areas or unsafe ground may need to be viewed from paths or boundaries. The report will identify any resulting limitation.

You receive an organised reporting pack designed to make the findings easy to understand and submit through the developer’s stated process. It includes:
- A detailed Full Report with numbered observations, locations and photographs.
- An Action Required Report focused on the items that may need attention.
- A response schedule to help record the developer’s reply.
- Clear notes about anything that could not be inspected.

Important inspection information
CheckSure will inspect as much of the applicable checklist as the property, access, utilities, conditions and safe normal operation allow. This is a visual, non-invasive inspection rather than a structural survey or specialist safety certification.

Can the inspection delay completion?
The checklist is not intended to delay or prevent completion under the notice to complete. Ask your legal adviser about any contractual concern.
Should the utilities be connected?
Available electricity, water, heating and ventilation allow more meaningful checks. Anything that cannot be safely operated will be recorded.
