A CheckSure New-home Snagging Inspection is a systematic whole-home review after legal completion or occupation. It gives you an independent photographic record of visible concerns and a practical starting point for raising them with the developer.
In the Home Builders Federation’s 19th National New Home Customer Satisfaction Survey, published in 2024 and covering completions between October 2022 and September 2023, 95% of respondents answered yes when asked whether they had reported any problems with their home—described in the survey as “snags, defects”—to their builder since moving in. The New Homes Quality Board’s homeowner guide to snagging subsequently summarised this finding as “95% of homebuyers found snags in their new homes.” The statistic indicates that reported issues were common among survey respondents; it does not mean that 95% of new homes contained serious defects.

Who this inspection is for
This service suits owners who missed a professional pre-completion inspection, want a wider inspection once they control access, or have concerns that became apparent after moving in and using the home.
When to arrange it and how access works
You can arrange the inspection soon after handover to establish an early record or later during the developer’s aftercare period. CheckSure will confirm the appropriate timing from your circumstances, property and any important deadline.
Access is normally arranged by the customer. Make lofts, garages, parking areas, service controls and other included spaces accessible where possible. Furniture and possessions can conceal finishes, and the inspector will not move heavy items or disturb belongings.
What CheckSure typically inspects
The wider post-completion approach considers the accessible home as a whole. Typical examples include:
- Internal finishes, decoration and visible workmanship.
- Doors, windows, ironmongery and joinery.
- Kitchens, bathrooms and fitted items.
- Accessible plumbing, sanitary fittings and visible services.
- Heating, ventilation and installed controls where available and safe to operate.
- Accessible external areas and installed features included in the service scope.
These examples are illustrative rather than exhaustive. What can be inspected depends on the property, agreed scope, access, utilities, installed features and safe conditions on the day.
Apartments and managed areas
The standard apartment scope covers the apartment and areas within the customer’s ownership or lease. Communal or managed areas require separate agreement and authorised access.
Where thermal observations may help
Where radiators are accessible, the heating is operating and conditions are suitable, a basic thermal-camera radiator observation is included. It is not a heat-loss or heating-performance survey.
What you receive
You receive an organised reporting pack that helps you understand, locate and communicate the findings. It includes:
- A detailed Full Report with numbered observations, locations and photographs.
- An Action Required Report focused on the items that may need attention.
- A response schedule to help record the developer’s reply.
- Clear notes about anything that could not be inspected and recommendations where specialist assessment may be appropriate.

Important inspection information
CheckSure will inspect visible and accessible elements within the agreed scope that are present and safe to inspect or operate. The inspection is visual and non-invasive rather than a structural survey or specialist safety certification.
A standard whole-home inspection normally takes around four to six hours. The actual time depends on the property size and type, access, condition and any limitations found. CheckSure will not rush the inspection to meet an arbitrary duration. Read the Terms of Business for the complete boundaries.

Can I book after moving in?
Yes. The service can be carried out after occupation, subject to the agreed scope and safe access.
Is it too late if I missed the pre-completion inspection?
No. This is a separate, wider post-completion service.
Can CheckSure check completed repairs?
Selected repairs can be revisited through a separately agreed Re-snag Inspection. A Re-snag does not automatically include another whole-home inspection.
